200 Graham Avenue – Lobby Renovation

In 2023, we completed a new, contemporary lobby project inside 200 Graham Avenue in downtown Winnipeg. The refresh of the two-level lobby space redefines the first impression of the 11-storey office building, introduces new tenant amenities and addresses key operational priorities in the urban core.
Before the renovation, the design was original to the 1990-built development. Select elements were maintained and/or repurposed as part of a broader sustainable design approach, yet the full remodel focused on radiating a fresh, modern perspective, which included new tenant amenities. Prior to the renovation, we polled the priorities of current tenants which helped to identify the amenities to incorporate into the project. New secure bike storage and “end of trip” change/shower facilities accommodate active transportation, while added security features boost the overall safety approach on-site.
